Corridor Flooring Is a Different Challenge
Corridor flooring in a hotel operates in a different league from guest rooms. The traffic is continuous — luggage, housekeeping trolleys, guests at all hours — and the long, narrow format means wear concentrates along the central track rather than spreading across the room. Flooring that would last a decade in a guest bedroom might look tired in a corridor within two years if it's not correctly specified.
We bring the same level of expertise to corridor and staircase flooring that we bring to every other area of a hotel, and we're used to working in these spaces overnight to avoid any disruption to guest movement.
Corridor Flooring Performance Requirements
Hospitality corridor flooring should meet a minimum wear rating of Class 33 (heavy commercial use) under EN ISO 10874. For carpet, pile weight should typically be 50oz or above for corridors, compared to 40oz for bedrooms. Anti-static properties are desirable for comfort and safety. Noise reduction is a significant benefit of carpet in corridors, particularly in properties with hard floors in guest rooms.
Flooring Options for Hotel Corridors
- Heavy-duty contract carpet — 50oz+ tufted carpet in plain or patterned designs. Provides excellent noise reduction between floors and through walls. Our most commonly specified corridor option for independent hotels.
- Axminster woven carpet — traditional woven construction with superior durability and pattern options. A step up in quality and appearance suited to mid-range and boutique properties.
- Luxury vinyl tile (LVT) — for hotels seeking a contemporary hard floor look in corridors. Easier to clean than carpet but requires additional acoustic consideration to manage noise transmission.
- Safety vinyl — slip-resistant commercial vinyl for back-of-house corridors, service lifts and areas where hygiene and durability are the primary requirements.
Staircase Flooring
Staircases present additional technical demands. We install carpet runners, full-width staircase carpet, and LVT on treads and risers. All staircase installations comply with current safety requirements for slip resistance and nosing visibility. We use appropriate stair rods, grippers and nosing bars for a finished, professional result.
For hotels with feature staircases, we can discuss more distinctive options including body and border carpet designs and bespoke pattern work. Cavendish deVere has extensive experience with complex staircase carpet installations in prestigious London properties.
Noise Considerations
In hotels with hard floors in guest rooms, corridor carpet plays an important acoustic role — absorbing footfall noise that would otherwise transmit through the structure into adjacent rooms. When specifying corridor flooring, we always factor in the acoustic context of the floor below and above. For new builds or major refurbishments, we can recommend acoustic underlays that significantly reduce impact sound transmission.
Frequently Asked Questions
Can you fit corridor carpet without closing the floor to guests?
In most cases, yes — with overnight fitting. We work floor by floor or section by section, completing the work during low-traffic hours and reopening corridors before the morning. This is our standard approach for occupied hotels.
How long does corridor carpet last compared to bedroom carpet?
Correctly specified corridor carpet — 50oz+, heavy commercial grade — should last 6–10 years in a standard hotel environment. The central track will always show wear first. Pattern designs can disguise this effectively and extend the visual lifespan of the carpet.
Do you handle the joins in long corridors?
Yes. Long corridor runs require careful seaming to ensure joins are invisible in use. We plan the layout to position any joins in the least visible locations, and our fitters are experienced in achieving professional seams in demanding commercial environments.
Can you match new corridor carpet to existing bedroom carpet?
We can work to match colourways and textures as closely as possible, and in many cases can source from the same range. We'd need to see a sample of the existing carpet during the site visit to advise on the best match available.
